Czech mortgage rates: compare an offer properly
A current rate is a dated market statistic, not your offer. Compare the same loan, RPSN, total payment, fixation, conditions and reserve.

“Current mortgage rate” is not a single price you can accept. It can mean a dated market average, an advertised starting rate or an individual lender offer. Those are different things. Use a published statistic to understand the market, then compare written offers for the same loan and keep a reserve after the purchase.
Use the latest published statistic correctly
The Czech National Bank's monetary-statistics publication released in June 2026 reports a 4.51% average rate for new household mortgage business in April 2026. It is a retrospective aggregate, not a live quote, an approval prediction or a rate available to every borrower today. Check the publication date and observation month before using any rate figure in a decision.
Interest rate is not the full comparison
ČNB explains that APR (RPSN) captures the total consumer-credit cost as an annual percentage and enables a more objective comparison than the borrowing rate alone. It still has to be read with the representative example, loan amount, term, drawdown assumptions and contractual conditions that produced it.
Turn the offer into a payment decision
Use the mortgage affordability guide to compare payment and cash scenarios, then run a second, higher-rate scenario. The result is a planning estimate, not a lender decision: the lender still assesses income, expenses, existing debts, collateral and its own product rules.
Do not let a discount remove your reserve
A lower advertised rate can depend on products or behaviour that have a cost or can change. Write down every condition and its end date. Do not use cash intended for taxes, repairs, moving or a period of lower income merely to maximise the deposit or to qualify for a rate band.
Before accepting or refinancing
Ask for the offer in writing, the validity date, fixed-rate end date, projected payment, total payable amount, RPSN and every required product. At the end of fixation, compare the existing lender's proposal with a comparable alternative and a safe partial-repayment scenario using the refixation and refinancing checklist.
